What these prices should be measured against

Every listing above is live from the MLS® and changes through the day. What does not change hour to hour is the benchmark — the price a typical property of that type commands in that area — and that is the number worth reading an asking price against.

A listing well above the benchmark for its area is not necessarily overpriced — a renovated home on a corner lot should sit above it. The benchmark tells you when to ask why, which is a more useful thing than a verdict. The lowest condo benchmarks in the city right now are Hastings-Sunrise at $493K, Renfrew-Collingwood at $501K, Killarney at $526K, and Sunset at $530K.
