Resale vs. Presale: The 2026 Vancouver Condo Market

The Decision Has Changed

Until recently, choosing between a presale and a resale condo in Vancouver was a genuinely difficult decision. Both options had strong arguments in their favour, and the right choice depended heavily on timing and personal circumstances.

In 2026, the calculus has shifted.

The potential for price appreciation, lower upfront costs, and a deficiency-free period backed by BC's 2-5-10 home warranty used to make presale condos the obvious choice for many buyers. Developers offered attractive deposit structures, the market was rising, and locking in a price today for delivery in two or three years often meant built-in equity by completion.

Why Resale Condos Are Winning in 2026

We are in a firm buyer's market. Inventory is up, prices have softened, and competition has eased. What this means in practice: you can often find an equivalent, though obviously older, apartment at a significantly lower price than what a developer is asking for a comparable presale unit.

When a resale condo in the same neighbourhood, with the same square footage and a similar layout, is listed for $150,000 to $200,000 less than a presale unit that will not be ready for two to three years, the resale option is hard to ignore.

Two other concerns weigh on presale buyers right now:

  • Project delays: Completion timelines in Vancouver have been notoriously unreliable. A two-year presale can easily become a three- or four-year wait, during which your deposit is locked up and your life plans are on hold.
  • Mortgage rate uncertainty: When you buy presale, you are committing to a purchase without knowing what mortgage rate you will qualify for at completion. In a volatile rate environment, that is a real risk.

With a resale condo, you know what you are getting, when you are getting it, and what your mortgage will cost.

When Presale Still Makes Sense

Presale condos still have their place, depending on the buyer's situation.

When you have income but not a full down payment:

Some buyers have the income to support a mortgage but have not yet saved a full 20% down payment. The option to pay a staggered 15% to 20% deposit over one to two years, rather than all at once, gives these buyers a realistic path to homeownership. You are essentially using the construction period as your savings timeline.

When you want to target high-growth areas:

Presale buyers can focus on areas with significant upside, particularly in Vancouver's rezoning corridors. The Cambie Corridor, the Broadway Plan area, and other densification zones are seeing new projects that position buyers in the path of neighbourhood improvement and rising values.

The Assignment Sale Opportunity

One way to get into the presale market without buying directly from a developer is through assignment sales.

An assignment sale happens when the original presale buyer sells their contract before the building completes. In 2026, this is becoming increasingly common. Some original buyers who purchased at the peak are now facing mortgage rates they did not expect and are looking to exit their contracts. In some cases, they are willing to sell at near the cost they originally paid, just to walk away cleanly.

This may be the best way to get a presale unit at a discount. You get a brand-new home, often at a price that reflects the softer market rather than the developer's original pricing. The question is knowing where to find these opportunities and whether the assignment terms make financial sense.

So Which One?

For most condo buyers in Vancouver in 2026, resale is the stronger option. The pricing advantage is real, the certainty is valuable, and the selection is strong.

Presale is situational. If your financial circumstances favour a staggered deposit, if you are targeting a specific growth area, or if you can find the right assignment sale, presale can still be the smarter move.
