Ranked by year-over-year change in the MLS® HPI composite benchmark, Fairview is holding value best of the 24 Vancouver neighbourhoods on this site at +0.1%, followed by Kensington-Cedar Cottage at -1.2% and Kitsilano at -3.3%. Metro Vancouver as a whole moved -6.2% over the same year, so those three are outperforming the region by 6.3, 5.0 and 2.9 points. Mount Pleasant has softened most, at -10.7%. These are benchmark movements for an area and property mix, not a forecast.

Does holding value mean it is a good buy?
Not on its own. A benchmark that has fallen less than the market can mean tight supply, a property mix weighted to types that held up, or genuine demand — and those have very different implications for what you should pay. The ranking tells you where prices moved, not why, and the why is the part worth a conversation.
Why do neighbourhoods with similar homes move differently?
The composite blends detached, townhouse, and condo, so an area's mix drives much of the difference. Condos and detached homes have moved apart considerably this year, which means two areas with similar housing can diverge simply because one has more apartments. The per-property-type pages separate that out.
Which of these is right for you?
